   VINDEX provides automated, preliminary real estate development feasibility analysis ("Automated Reports") for properties in Philadelphia. Automated Reports are produced by software from public property records, third-party data, proprietary analytical methods and assumptions you supply.

2. 02Not professional advice

   Automated Reports are for preliminary evaluation and decision support only. They are not certified real estate appraisals, legal opinions, engineering or architectural certifications, lender-approved valuations, financing commitments or guarantees of investment performance. A GO, CONDITIONAL GO, NO-GO or INSUFFICIENT DATA status is a screening indicator, not an approval of any kind. Obtain independent professional advice before any binding decision.

3. 03Accuracy

   Records and estimates may contain errors, omissions, outdated information or inconsistencies. Results may differ materially from actual outcomes. Material limitations, confidence levels and required verifications are stated in each report.

4. 04Your account and inputs

   • Pilot access is by invitation. Keep your credentials confidential; you are responsible for activity under your account.
   • Assumptions you change are labelled as user inputs in your reports. You are responsible for the accuracy of what you enter.
   • Your reports, saved versions and uploaded documents are visible only to you and to authorized VINDEX personnel.

5. 05Proprietary materials

   VINDEX's data infrastructure, research, source registry, algorithms, models and software are proprietary. You may use reports for your own evaluation. You may not scrape, reverse-engineer, bulk-extract, resell or use the service to build a competing product.

6. 06Professional Appraisal Services

   Professional appraisal services, when offered, are a separate service performed and signed by appropriately licensed appraisers under a separate engagement. Submitting a request does not create an engagement and does not guarantee a quote, a completion date or acceptance by any lender.

7. 07Fair use

   Automated limits apply to recalculation, PDF export and lookups to keep the service available to all users.

8. 08Changes

   When these terms or the notice change materially, you will be asked to accept the new version before continuing to use the service.

9. 09Limitation of liability, governing law and disputes
